Q: What is the benefits of registration?

A: When you register you will get regular messages from oman-properties.com about investments, real estate news and trends in Oman, and if you are not ready to buy now, you will be among the first people to learn about new listing  of the free hold properties.

Q: How much does it cost to register?
A: Nothing. Registration is FREE.

Q: How do I go about buying a property?
A: The best starting point is to register with us. Then  you can access the list of the current available properties and you will receive any new listing by email. Once you decide upon the property you want, contact us an we will take it from there.
Q: Are there any charges other than the price of the property?

A:  Yes. There is s a 3% transfer fee charged by the Ministry of Housing, and a further 3% real estate fee.

Q: Can a foreigner buy property in Oman?
A: Yes, but only in certain resorts designated as "Integrated Tourist Complexes such as The Wave, and the Blue city.

Q: Does a purchase of property in Oman entitle a foreigner to permanent residency?
A: A foreigner who purchases a freehold property at an Integrated Tourist Complex in Oman is entitled to apply for permanent residency status in the country.

Q: What exactly is the Wave project?

A: The Wave, Muscat is the first major beachfront project launched in Oman to offer freehold status. It's expected that foreign buyers would qualify for permanent residency.

Q: When is construction of The Wave resort going to begin?
A: It's understood that construction of Phase-1 of The Wave will commence during first quarter 2007. Phase-2 development will take place in 2008.
Q: Where is The Wave resort located?
A: It's on the beach, stretching over six kilometers from Azaiba to Al Hail in Muscat.
Q: How do I go about buying a house at The Wave?
A: All 221 villas and townhouses in Phase-1 of The Wave project have been sold out. If you wish to buy a house within this phase please check this website for available properties offered for resale by original buyers. You may also contact us with your requirements.

Though most of Phase-2 properties have already been allotted out (as of Jan 2007), there may still be some properties that can be purchased directly from The Wave.

Q: What facilities are offered with The Wave properties?
A: All properties at The Wave will be fitted with central air-conditioning, and provided with gas/electric hob, electric extractor hood, electric oven, fridge/freezer, dishwasher and washing machine.

If a property description indicates a private pool, space is provided within the house compound for this, but the pool itself is an optional extra. Once building construction is complete, The Wave will make a deal with one major company to build pools for all interested house owners at a competitive rate. Exact cost will be advised later by The Wave.

Q: If I want to sell my property, how much do you charge for your sales services.
A: If we get you a successful sales deal our fees will be 3% of the rental contract value. You pay nothing if we do not get you a client.
Q: Other than your fees, are there any other charges for selling my property?
A: The Ministry of Housing charges 3% of the contract value for the transfer of the title deed. Usually the buyer will pay this fee while the seller pays the real estate fees. However, as a seller you can specify a "net" price for your property, in which case all fees will be borne by the buyer if he/she agrees.
Q: Other than your fees, are there any other charges for renting my property?
A: Yes. The Municipality charges 3% of the contract value to register tenancy agreements.
